Tenancy Contract in Dubai: What to Arrange Before Moving Day

You have found your next home in Dubai, agreed on the rent and started thinking about packing. Before the moving truck arrives, there is another list to work through: your existing tenancy, the new contract, Ejari, utilities and building access.

When moving between rented homes in Dubai, first confirm how your current tenancy will end. Then arrange the new tenancy registration, electricity and water, and any move-in or move-out permissions required by the properties. Keep these dates aligned with your key collection and moving booking.

A signed tenancy contract in Dubai is an important step, but it does not complete every arrangement needed for moving day.

Topic Overview

Tenancy Contract, Ejari and Moving Permit: What Is the Difference?

These documents serve different purposes.

Document or approval

What it covers

Tenancy contract

The rental agreement between the landlord and tenant

Ejari registration

Registration of the tenancy through Dubai Land Department’s system

Move-in or move-out permit

Access approval required by the relevant building or community, where applicable

DEWA confirmation

Electricity and water activation, transfer or closure arrangements

Check each requirement separately. Having your tenancy paperwork ready does not necessarily mean the service lift or loading area has been booked.

Review Your Current Tenancy in Dubai Before Choosing a Moving Date

Start with your existing contract and any signed addendum. Check the expiry date, notice provisions, early termination clause and handover obligations.

Moving at the end of your tenancy

Read the non-renewal requirements in your agreement and communicate your plans in writing. Keep a record of the notice and the landlord’s response.

Be careful with general statements about a “90-day cancellation rule.” Article 14 of Dubai’s amended tenancy law addresses proposed changes to tenancy terms before renewal, requiring at least 90 days’ notice unless the parties agree otherwise. It should not be treated as an automatic right to cancel every tenancy.

Moving before your contract expires

Check whether your agreement provides an early termination option. Dubai Land Department explains that, without such a provision, early termination is subject to discussion and agreement between landlord and tenant.

Confirm the agreed departure date, any applicable payment and the settlement of remaining rent in writing before committing to your relocation.

Check the New Tenancy Contract Carefully

Before signing, compare the agreement with what you discussed during the property viewing.

Review:

  • The tenant’s name and property details.
  • Contract start and end dates.
  • Rent, payment dates and payment arrangements.
  • Security deposit and its stated conditions.
  • Maintenance responsibilities.
  • Any furniture or appliance inventory.
  • Additional terms in the addendum.
  • The agreed key collection and possession date.

Ask for unclear terms to be explained before signing. Keep the completed contract, payment receipts and relevant correspondence together.

For moving purposes, the key question is practical: when will you have confirmed access to the property? Plan delivery around that date.

Arrange Ejari Registration for the New Home

Dubai Land Department provides tenancy registration through channels including the Ejari system, Dubai REST and authorised trustee centres, subject to eligibility.

Its published document requirements include a copy of the Unified Tenancy Contract for the app route. At trustee centres, the listed requirements include the original contract, the applicant’s Emirates ID and an official power of attorney where a representative applies.

Confirm the appropriate channel and requirements through the official Ejari registration service. After registration, check the certificate’s names, property details and dates.

Keep a digital copy accessible rather than packing all your documents into a moving carton.

Arrange Electricity and Water Before Delivery

An apartment full of boxes is harder to settle into without working lights, water and air conditioning.

Activating DEWA at the new property

For tenants outside free-zone areas, DEWA states that completing Ejari triggers an email and SMS with the contract account number and security deposit information. Follow the payment and activation instructions, then confirm the service is connected.

Customers in free-zone premises exempt from Ejari follow a separate application route. Check the DEWA Move-in service for your circumstances.

Transferring an existing DEWA account

If you are relocating within Dubai, check DEWA’s Move-to service. Eligible customers can transfer their security deposit to the new premises; a top-up may be required if the new deposit requirement is higher. Outstanding dues and the old property’s final bill still need settlement.

Closing the old connection

Where a separate Move-out request is needed, select the disconnection date carefully. Allow for packing, cleaning and inspection before the supply ends.

DEWA issues a final bill and provides clearance after settlement. Keep those records with your handover documents. Also check internet, district cooling and gas arrangements where relevant to your property.

Confirm Building and Community Moving Permissions

Ask management at both addresses whether you need a moving permit, lift reservation or loading appointment.

Requirements vary. For example, Emaar’s published guidance for The Greens and Views requires a move-in permit and lists supporting identity and Ejari documents. This is a community-specific process, so check your own property’s instructions.

Ask management about:

  • Required documents and application lead time.
  • Approved moving days and hours.
  • Service lift availability.
  • Vehicle access and loading locations.
  • Any refundable moving deposit.
  • Protection required for lifts or common areas.

Whether you are relocating in Bur Dubai, JLT, Dubai Marina or another neighbourhood, confirm the rules for the particular building.

Share the approved time slot with your local movers in Dubai before finalising arrival.

Prepare for Inspection and Key Handover

Arrange an inspection with the landlord or property manager and ask what needs to be completed beforehand.

As a practical record, photograph the empty property after your belongings are removed. Capture room conditions, appliances and any items discussed during inspection.

Keep a written record of:

  • The inspection date.
  • Keys, access cards and remotes returned.
  • Any agreed outstanding work or charges.
  • The security deposit settlement discussion.
  • Confirmation that possession has been handed back.

If a charge is disputed, request an explanation and supporting records. For a tenancy dispute, seek guidance from Dubai’s Rental Disputes Center or a qualified legal adviser.

Give Your Movers the Details They Need

Once access and dates are confirmed, provide your moving company with both addresses, floor numbers, lift details and loading restrictions.

Mention large wardrobes, glass tables, oversized sofas and items that may need dismantling. Photographs can help the team assess packing and handling requirements.

If your relocation includes bulky pieces, discuss the scope with Forward Movers’ furniture moving team.

Frequently Asked Questions

Is a tenancy contract the same as Ejari?

No. The contract records the rental agreement. Ejari is the tenancy registration. Keep copies of both.

Confirm possession, keys and building access first. Your property may also require a moving permit or a reserved service lift.

Do not assume a standard amount applies. Review your early termination clause and obtain written confirmation of the agreed settlement.

Confirm the service scope directly. Rental registration, landlord agreements and utility accounts should be arranged with the relevant parties and authorities.

Contact management and your movers immediately. Discuss rescheduling or suitable storage, and confirm any additional costs before proceeding.
